Residential vs. Commercial Painting: What's the Difference?

Residential and commercial painting projects look similar from the outside, but the differences in scale, products, scheduling, and execution are significant. Here's what property owners need to know — from the team at Confident Coatings & Exteriors.

Residential vs. Commercial Painting: What's the Difference?

At Confident Coatings & Exteriors, Inc., we paint both residential homes and commercial properties across Colorado Springs and the Front Range. Over nearly 20 years in business, Bart Rafferty and his sons Patrick and Peter have worked on everything from single-family stucco homes in Fountain to multi-story office buildings in downtown Colorado Springs. The question we get asked often — especially from property managers and business owners new to hiring a painting contractor — is: what's actually different about commercial painting?

The honest answer: quite a bit. Here's what you need to know.

Scale and Scope

The most obvious difference is size. A residential exterior painting project might involve 2,000–3,500 square feet of paintable surface. A commercial project — an office building, retail strip, apartment complex, or industrial facility — can involve tens of thousands of square feet, multiple building faces, and complex architectural details.

That scale difference affects everything: the equipment needed, the crew size, the amount of product, the staging and access requirements, and the timeline. Commercial projects often require lifts, scaffolding, or swing stages rather than ladders. They require more paint — often by the drum, not the gallon. And they require a contractor with the organizational capacity to manage a larger job without losing quality control.

Scheduling and Disruption

For residential painting, scheduling is primarily about the homeowner's convenience and the weather. We work around your family's routine, and we're done in a few days.

Commercial painting is different. A retail business can't close for a week while we paint the interior. An office building can't have its parking lot blocked during business hours. A restaurant can't have paint fumes in the dining room during service.

Commercial painting contractors — including the team at Confident Coatings — work around business operations. That often means:

  • After-hours and weekend work — Painting interiors when the building is empty
  • Phased exterior work — Completing one section at a time to keep entrances and parking accessible
  • Coordination with property managers — Communicating with tenants, building managers, and sometimes HOAs or municipalities
  • Tight timelines — Commercial clients often have hard deadlines tied to lease agreements, grand openings, or seasonal operations

Products and Specifications

Residential and commercial painting projects often use different products — and for good reason.

Residential painting typically uses high-quality consumer and professional-grade paints from brands like Sherwin-Williams, Benjamin Moore, or PPG. The focus is on color accuracy, washability, and durability for normal household use.

Commercial painting often involves more specialized coatings:

  • Elastomeric coatings for large stucco or masonry surfaces that need to flex with temperature changes
  • Epoxy and urethane coatings for floors, parking structures, and high-traffic surfaces
  • Anti-graffiti coatings for exterior walls in urban locations
  • Fire-retardant paints for certain commercial interiors
  • Low-VOC and zero-VOC products for occupied commercial spaces where air quality matters

At Confident Coatings, we work with commercial-grade products suited to Colorado's climate — high UV, temperature swings, and freeze-thaw cycles that are hard on any coating. Our commercial painting services include full specification consulting so you get the right product for your building type and use.

Surface Complexity

Residential homes in Colorado Springs are often stucco, wood siding, or fiber cement — surfaces we know extremely well. Commercial buildings add complexity: concrete tilt-up panels, metal cladding, EIFS systems, brick, and mixed-material facades.

Each surface type requires different preparation, primers, and application methods. A contractor who only does residential work may not have experience with the surface types common in commercial construction. Bart Rafferty has been working with all of these materials in Colorado Springs for nearly 20 years.

Bidding and Project Management

Residential estimates are typically straightforward: we measure the surface area, assess the condition, specify the products, and give you a written price.

Commercial bids are more involved. They often require:

  • Reviewing architectural drawings or specifications
  • Providing material submittals (documentation of the specific products being used)
  • Coordinating with a general contractor or property manager
  • Providing proof of insurance at higher coverage levels
  • Submitting certified payroll or other compliance documentation on public projects

If you're a property manager or business owner getting your first commercial painting bid, don't be surprised if the process takes longer and involves more paperwork than a residential project. That's normal — and it protects you.

Licensing and Insurance

Both residential and commercial painting contractors should carry general liability insurance and workers' compensation. But commercial projects often require higher coverage limits — sometimes $1 million or $2 million per occurrence — and may require the contractor to be named as an additional insured on the property owner's policy.

Always verify insurance before hiring any painting contractor, residential or commercial. At Confident Coatings, we carry appropriate coverage for both types of work and can provide certificates of insurance on request.

Can One Contractor Do Both?

Yes — and at Confident Coatings, we do. Bart, Patrick, and Peter Rafferty handle both residential and commercial projects across Colorado Springs, Pueblo, Fountain, Monument, Woodland Park, Manitou Springs, Castle Rock, and Denver.

The advantage of working with a contractor experienced in both is that you get commercial-grade knowledge applied to your residential project — and residential-grade attention to detail applied to your commercial one. We don't treat a homeowner's house like a production job, and we don't treat a commercial building like a weekend DIY project.
